Product Service Mix
The property will comprise 100 all suite style guestrooms.  As such, each guestroom will have a clearly defined sleeping area, a living area, kitchenette and bathroom.  Figure 4 below provides a schematic of what each room’s layout will look like.  All guestrooms will have a king size bed along will pull-out sofas that can be used as beds.  For a fee, roll-away beds will be available upon request.

Food & Beverage and other outlets
The property will have a small market/sundry shop located adjacent to the front desk/registration area. The property will also include a bar in the lounge area of the lobby that consists of 10 bar stools along with 50 seats. This area will be utilized as a social gathering space.  The bar will be positioned to appeal to guests and their associates. The bar, restaurant, business center and sundry will be outsourced to appropriate vendors that fits the theme and concept of the hotel.  The figure below provides a photograph of a sample bar configuration.

Meeting Space
Since a significant percentage of the hotel’s demand will comprise guests in entertainment industry and corporate personnel, the hotel will include meeting space in the following configuration: a total of 2,400 sq. ft. of available indoor meeting space, dividable into 3 separate rooms, each of which can be converted into a movie theater.

    I like the idea of personalization, especially in a "boring" and vanilla hotel room, however this seems like an extremely niche market. This could be very good, but it could also be bad. While I don't account for everyone, I personally like to stay in "chic" and stylish hotels much like the W and Gansevoort to name a few. That goes without saying that I also value any tradeoff / price premium that may come with such a hotel. If I am vacationing and know I will rarely be in my room (which is the case when I go skiing) I don't tend to care much about the décor as I do about the location and proximity to attractions. As with any venture involving real estate and construction, I'm sure that the start up costs are substantial. I like the concept and would like to continue to follow its progress throughout the semester.
