Although the hotel is a small boutique style hotel, it will have all the full services found at large full service, five star rated hotels.  Thus, a major benefit is that they will have the convenience of these services at the hotel.  
Convenient Location (convenience factors)
The ideal location of the hotel will provide the benefits of access and close proximity to: attractions; shopping dining; entertainment
Flexible and customizable menus
Guests will have the benefit of ordering any food item they want.  They are not restricted to items on a menu. 
Excellent servicescape
The physical environment in which the services will be delivered will be designed for the customers to enjoy peace and tranquility in the midst of a bustling city. 
Extended stay
Guests will have the benefit of staying in a hotel and enjoy the benefits of the hotel’s services for as long as their want. 
Service packaging
The hotel will have a specialized VIP card which guests can use to gain access to area attractions. Thus, these services will be packaged with guests’ reservations.
Meeting Rooms
Guests can utilize the hotel’s meeting facilities and thus, do not have to go offsite for meetings. 
Theatre
Clients from the entertainment industry (a primary market segment) can have private screening of their work onsite
Fully functioning business center with teleconference capabilities
This will provide the benefit of guests having access to support business services on the premises.

    I think that you offer some great benefits in the sense of flexibility that your product provides. Converting rooms is great for attracting potential customers as you can cater to both long term stay customers as well as businesses. I also think that it could be beneficial to provide a membership profile / preferences so that every time a customer checks in to a different hotel, they have preprogrammed preferences as a default. How would your pricing compare to comparable extended stay facilities?
